Change of use and external alterations to existing industrial building and erection of new industrial building to the rear, Use Class E.

Works to following trees identified in survey carried out by Littlewood Arboriculture, T010, T020, T023, T1464, T1466 and T1467.

Undertake works to tree protected by TPO N271 - Land at The Garden House, Main Street, Oxton YT 1 - Yew tree -Cut back by 3m to provide clearance from boiler vent. Cut back by 2m to provide clearance from roof. Remove shoots around the base of trunk to 2m (Annotated photos supplied) LT1 - Lime - Remove lower trunk suckers branches to 3.5m and remove dead branch (Annotated photos supplied) LT 2 - Lime - Remove excessive sucker branches from trunk to a height of 3m from base (Annotated photos supplied)

T1 - Silver Birch - remove due to significant decay in the crown break area following Historic Pollarding. Tree is a significant failure risk due to the potential high leverage through wind loading on the decayed sections of the stem. T2-T3 - Cherries - reduce and reshape by approximately 2m in height and 2m on northern, southern, eastern and western sections of the Crown. T4 - Conifer - reduce height by approximately 3 m and re-shape.
