Non-material amendment to planning permission 24/00699/FUL dated 09/01/26 (erection of detached dwelling and associated works) to extend the utility room/bathroom at the north-west corner.

Erection of a self-build dwelling

T1. Maple - Crown reduction up to 5m in height and lateral spread, reducing branches back to suitable growth points to achieve clearance of 3m above ground level. Removal of deadwood, crossed branches and hazardous limbs.

G1. Pine - Remove dead or dangerous limbs exceeding 30mm in diameter or 1000mm in length. T1. Chestnut - Fell T2. Chestnut - Dismantle to ground level. T3. Silver Birch - Dismantle to ground level.

Oak - T1 - Crown reduce by 3-4m Lawson Cypress hedge - T2 - Reduce height by 4-5m Lawson Cypress - T3 - Fell to ground level Lapsed Mixed Species Hedge - T5 - Reduce the hedge to pre-lapsed levels of 4-5ft high

Application for prior approval for erection of two single storey rear extensions and one single storey side extension that projects more than 4m but less than 8m beyond the rear elevation

Amendment to Bi-fold door width reduced and door width increased on garage (side elevation - south). Bi-fold door width reduced and casement window added on rear elevation of extension. Internal partition moved to reduce study/reception 2 size in garage conversion pursuant to 26/00021/HOU - Demolition of conservatory and erection of a single storey rear extension with a flat roof and three skylights, Conversion of the existing garage into habitable accommodation, with part of the garage retained for storage

Approval of Condition 3 - surface water drainage -pursuant to 24/01211/FUL - Part retrospective application for the construction of a barn at Hart Stud and Part Full application for the extension of 104m2 to existing barn

Install closed board timber fence on top of the existing brick boundary wall

T1. Oak - Using branch tip reduction, reduce lower canopy to give up to 4m clearance , overall height up to 9m above ground level. Remove dead, dying, rubbing and crossing branches as necessary.

T1. Maple - Remove deadwood and crown reduction by up to 8m leaving 12 metres high from the base and reducing width by up to 2.5m each side.

T1. Oak - Crown by up to 5m all around and crown reduction 3m.

T1. Oak - Crown thinning by 20% all round, reduction by up to 3m to growing points. T2. Sycamore - 1. Crown raised by removing lowest north and south laterals by up to 50% or 2. Thin out upper crown by up to 20% max.

Amendment to (a) Increase in the size of the ensuite to the first floor rear bedroom, (b) Alteration to utility room layout in both plots, (c) Internal alterations at second floor level in each plot to create two bedrooms with bathroom and (d) Marginal reduction in the depth of the first floor windows pursuant to 24/00832/FUL - Demolition of derelict petrol filling station and erection of two dwellings.

Erection of an orangery garden room

T1 Oak - Reduce the crown by up to 2.5m, remove major deadwood.
